Job Description
We are eagerly seeking a talented full-time real estate acquisitions specialist to join our real estate team. You will pursue new properties for the company and cultivate relationships with buyers to sell these properties. You must be results-oriented, think strategically, and build connections with homeowners and investors. Responsibilities:
• Follow up on all leads and requests for information
• Perform due diligence on real estate market and geographical trends, partnership and investment models, and prepare contracts, letter of intent, and other business administration paperwork to ensure sales
• Monitor the sales process and document follow up by tracking all interaction details in the CRM
• Build rapport with prospects and clients to overcome objections and get the deal signed
• Assess comparables, property value, and condition through research, outreach, data, site walks, and market trends
Property Acquisition
• Identify off-market and on-market properties with investment potential through networking, lead generation, and property research.
• Analyze potential deals, including conducting comparative market analysis (CMA), assessing property values, and estimating rehab costs for flips.
• Build and maintain relationships with wholesalers, agents, and other property owners to uncover opportunities.
Market Research and Strategy • Stay up-to-date on local real estate trends, zoning regulations, and economic indicators to target high-yield opportunities.
• Develop creative strategies for sourcing deals, including direct outreach, leveraging technology, and attending industry events.
Negotiation and Closing • Negotiate purchase contracts to maximize profitability and meet investment criteria.
• Collaborate with attorneys, title companies, and internal teams to ensure smooth and timely closings.
Collaboration and Reporting • Partner with contractors, project managers, and the internal team to ensure properties meet investment goals.
Qualifications:
• Top-notch written and verbal communication skills and superior phone etiquette required
• Bachelor’s degree in Real Estate, Sales, Business or a related field of study preferred
• Selling is your passion, and you are extremely driven to succeed
• +1 years of experience as a real estate specialist in real estate acquisitions, land acquisition, or real estate sales is highly desired
